Regulatory Statement
The mortgage process can be a confusing, long-winded and time-consuming thing, but fear not, we are here to help!
Firstly, we will have a non-obligation discussion to find out your requirements and current circumstances so we can start looking at some lending options for you from the whole of the market.
Together we will discuss various ideas and options and agree what would work best for you, ensuring that you understand and are happy with the chosen product.
Next comes the paperwork – always fun, but we will go through all this with you and help as much as we can to ensure this step is as quick and easy as possible.

Once we have all the application paperwork and supporting documents like ID and proof of income, etc, then we will submit the application to the relevant lender for processing. We will be chasing the lender regularly to ensure this is dealt with as quickly and efficiently as possible, keeping you updated on the progress every step of the way. The lender may ask for further information or documentation which we will feedback to you and help with straight away, and they are likely to need a valuation carried out on the property, which we will also help to organise if necessary and we will chase the report to be actioned by the lender once carried out.
When the lender has everything they need they will sign off the application and send out the agreed mortgage offer to you. This is when the solicitors/conveyancers come in. They will carry out various searches and checks on the property and land title and report to you and the lender. Once everything has been completed and all is OK, the solicitors will arrange with you the exchange date (if this is a purchase) and the completion dates.
Although every mortgage and every customer is different, they will generally always follow this set process.
